Maintenance will not fix anything but if you leave something on your porch they will sure be glad to remove it and charge you for it. Projects would probably be a better choice!
- Cockroaches! No matter how much you clean or spray, you will never be rid of them! Infested! When you wake up in the morning, look forward to a veritable parade of them marching around your kitchen! They come in all sizes and colors, so you will never be wanting for a new kind of bug!
- When the (only) toilet in the apartment broke, it was fixed very quickly! Meaning, of course, that the old toilet was completely removed, and the new toilet was installed the following day. Nothing quite like going a day without functional "facilities" in your own home!
Pros: It's really cheap, especially for the size of the apartments.

Signed my least in November of 2016. Broke the lease in January of 2017. One of the worst decisions of my life was moving to Avalon West. There’s an abundance of cockroaches. The apartment I stayed in had a small gas leak that KUB confirmed. Rent and water bills were fine, but I refused to live with cockroaches all over my brand new furniture. Save yourself some time and money, DO NOT MOVE HERE!! I never cooked one meal, never used the stove cause I feared that I might ignite a fire or at the least attract more roaches with food. I spent so much money on products to get rid of roaches and to patch up openings in the ceilings and floors. I had to eat out everyday and consequently found out I had become anemic after a visit to the doc. I’ve been meaning to write this review for forever. Do yourself a favor. Don’t move here! You deserve better!
- One day notice before extremely shoddy repairs were conducted, compromising your quality of life by cutting holes into the popcorn ceiling! Have no fear, the pieces they removed were then NAILED back up, leaving spacious gaps in the ceiling (this will improve the variety of insects in your life). These holes were never repaired, after several months worth of requests. How was this great honor earned? The washer/dryer electrical was apparently being paid for by the complex, so this was (probably shoddily) rewired to shift the cost of using them back to the resident!
Also, Avalon West likes to boast about their cheap rent, but they neglect to mention that utilities except for electricity (sewer, pest control, water, trash collection) are billed separately through a company called OnePoint. We paid $55 JUST for the sewer part every month...for a 1 bathroom apartment. Insanity. At our new place, rent is a bit higher, but everything except water and electricity is included, which makes way more sense. And we have a much nicer apartment now!
- No days notice before extremely shoddy repairs were conducted, compromising your ability to reach your own apartment by replacing the stairs to the apartment with planks of wood rather than actual stairs! This added a great deal of excitement to daily life, as the wood shifted around without warning!
Lived here for 2.5 years because I was a poor graduate student and couldn't really afford anyplace else at the time.
In conclusion, if you can afford somewhere else, I would urge you to live there instead.
- When I first moved in, there was no hot water in the apartment. In January. This went on for several days before it was "fixed."
Absolutely horrible. My boyfriend, daughter, and I lived here for a year and we had a slew of issues. Highlights include rude staff, extremely long wait times for maintenance requests (most notably, it took a month for them to stop the leaky air-conditioner that flooded my daughter's room, and that was only after I kept pestering them about it), and cockroaches everywhere. Disgusting.
